An Overview of the current proposal by Mayor Cianci for the redevelopment of three areas of Providence.

Mayor Vincent Cianci has proposed the redevelopment of three areas of Providence that are currently underused or abandoned properties within the city. These three areas are:

1. The old waterfront along Allens Avenue (Figure 1)

2. And the air rights over Route 95 between Atwells Avenue and Broad Street (Figure 2)

3. The old factory district on the other side of route 95 from Providence Place (Figure 3)

How Far Along is the Proposal?

Currently, the City’s Department of Planning and Development has put out a request for proposals (RFP) to private firms who may be interested in planning and redevelopment plans for three areas for new commercial, institutional, and residential uses. The exact development plans will not be created until firms are selected by the Planning Department to work on each of the proposed areas some time in the fall of 1999.

The City of Providence must raise capital from the following sources:

  1. Federal highway dollars
  2. State government
  3. Private developers
  4. Past owners of old properties (clean-up costs),
  5. Universities
  6. Hospitals
  7. 7. Municipal funds and tax
  8. exemptions

How Might the Plan Impact Providence?
  1. Job creation with new commercial areas
  2. Attraction of new residents
  3. Increased tax base
  4. Reduction of suburban sprawl
  5. Redevelopment of potential Brownfields sites
  6. Possible diversion of funds from neighborhood projects
